ProfiPark – for professionals of light industry

– All the activities of «TK Group» anyway are connected with light industry, which frankly speaking was substantially affected by the crisis. How do your companies operate in these conditions?
– Unfortunately, the crisis has influenced almost all sectors. The light industry, which is quite vulnerable to a variety of reasons, is not the exception. Today we can see the decline in output and sales both in the capital and regions. If we consider the crisis in our country as new opportunities – it is possible to realize quite ambitious plans, which we could just dream about 3-4 years ago. Thus, if earlier, we could not open a supermarket of the home textile DOMOTEKS because of very high lease rates and a lack of good places, now it is considering the best proposal for Kiev and other cities.
Of course, it is necessary to adjust the plans in view of reducing the buying power. But it is important to understand also that - the buyer will be loyal in the future; if we offer him quality product, reasonable prices, and in other words, support him now. Nowadays DOMOTEKS provides perspective of loyalty for its future. I can make similar examples regarding to almost all companies in the «TK Group». It is necessary to meet the client's needs that client could be only yours.
– What do you think makes possible «TK Group» not only to survive but to grow?
– I think that every step in the development can meet success only when it is carefully prepared and it is considered. It is the same example with DOMOTEKS - since the beginning of 2008 the work of entire team on this project has created all necessary conditions for the effective approach a market in March this year. And this is not the only project on which we are now working at.
Since 2006 we have been thinking about the foundation of the first international center for wholesale trade in Kiev, which could be the decent alternative for employers according to the semi-licit schemes for so-called wholesale markets in our country. In addition, the theme of such center is close to me and to my colleagues, because it is directly connected with the light industry, the particularities of which I know and even feel. Nowadays Ukraine and Kiev lack of the professional facility, which could meet the steady demand from the light and heavy wholesale buyers for the quality goods of light industry of both Ukrainian and foreign manufacturing. We have created the structure for the development exactly this project.
– What are the functions of the new company and what its achievements do you consider as important for project realization?
– Company «Legprominvest» was founded specially for the development of project of specialized commercial center ProfiPark. Now we have total area of 320 thousand square meters in a very attractive place - on the road Brovary - Borispol for its realization, also it was reached an agreement with the largest domestic manufacturers, who have confirmed their participation in the Profi Park as tenants, there is also interest from foreign companies - both manufacturers and investors, and also the project works are undergoing. And it's quite enough, especially in the current conditions.
In the process of development of the ProfiPark project, we used analogies of really «correct» wholesale centers of Italy, Poland, Turkey and Russia.
– Foreign facilities certainly a little bit differ from each other conceptually. What are the main advantages of ProfiPark and for what tenants it is?
– The format of our object – is specialized Commercial Park – which means not only clear vision of all participants planning by category of goods, but also the organization of the entire infrastructure as a single mechanism. The idea of its existence lies in the synergy, which provides to all its tenants the effective work and opportunity to establish new business contacts. Thus, ProfiPark offers the tenants show-rooms, offices and warehouses, and wholesale buyers - clothes, shoes, home textiles, fabrics, equipment and accessories, leather goods and accessories. Professional infrastructure includes office space, customs licensed warehouses, service plaza (catering, transportation, banking, logistic services and the other for tenants and visitors of center).
–– What other kinds of organizational and structural decisions ProfiPark will offer its tenants to maximize the effective functioning of their businesses?
– Conceptually ProfiPark – is the «City of light industry» with clearly zoning by categories of goods and services, administrative and service center, the centralized program of promotion and support, working on behalf of all project participants.
ProfiPark tenants have the opportunity to rent various areas (from 50 to 2000 sq. m) and equip them so that rental unit, was like some office, warehouse and show-room. Each module has ex-display part, and each tenant – has access to infrastructure of the object, including technical and administrative support. Management company ProfiPark performs centralized marketing support of the facility, including: informing potential visitors, advertisement and PR-campaigns, organization of exhibitions, presentations in favor of tenants, programs for customers attraction and sales promotion, and other actions which are directed on effective and continuous operation of the facility and its tenants.
– What are your predictions about the development of light industry in this year? Could this affect your plans?
– Many companies will suffer significant losses, someone even will have to exit the market, it is going to reduce the amount of capitalization of the leading players. In the same time, we should not forget that domestic companies have some immunity for various types of crises. The crisis will show all faults in the work and suggest where to move and what to improve. I intend to work hard and do not intend to give up.
We assume that some changes will occur on schedule during realization of our project. But I clearly understand that for such scale project as the ProfiPark, the main thing is high quality both in construction and in the tenants selection. Therefore, we are ready to start later, for example, build. I am sure that ProfiPark will be the project, the realization of which will enable operators of the market of light industry to consider changes of the format of activity, and strength their positions. Indeed, associations of branch operators in such a specialized center will undoubtedly strength the position of everybody.
